Bitumen Spray Sealing in Brisbane

Storm-ready seals for Brisbane's north

Acreage driveways, estate roads, truck yards and council spraying, timed around Brisbane's storm season and travelled from our Cooroy base.

Cuzkell Pty Ltd is a family-run spray sealing contractor based in Cooroy, about 125 km up the Bruce Highway from the Brisbane CBD. We take on work across Brisbane's north and the Moreton Bay region: long acreage drives, estate roads before the asphalt goes on, truck yards and hardstands, and spraying for councils and civil contractors. Every job starts with a look at the base and the drainage, because a seal only performs as well as what is under it.

Most of Brisbane is surfaced in asphalt and concrete, and for a short suburban drive full of tight turns that is often the right call. Spray sealing earns its place on the bigger, plainer jobs: a long gravel drive on an acreage block, a shared access road, a yard where trucks run in straight lines, or a new estate street that needs a waterproof running surface until the asphalt is laid. That is the work we travel to Brisbane for.

Local knowledge

Sealing conditions in Brisbane

Brisbane's wet season is what wears out unsealed ground. Rain peaks from December to March on Bureau of Meteorology averages, and summer storms put a lot of water onto gravel in a short time. On an unsealed drive or yard that water scours the wheel paths, washes out the fines and softens the base, and the potholes and ruts that follow have to be graded out again. A spray seal is hot bitumen sprayed over the prepared base and covered straight away with rolled stone. Its job is to keep water out of the pavement and give a dust-free running surface.

It adds no strength of its own, though. The gravel base carries the load, so soft spots, ruts and ponding are fixed before any bitumen goes down, and the drainage is set so water runs off rather than along the edges. On a Brisbane job we look at three things before we quote: what the base is made of, where the water goes in a storm, and what traffic will use the surface. Those answers decide between a primer seal, a single coat, a two-coat seal or a reseal.

Cuzkell does not have a Brisbane office. We work from 3 Johnson Ct, Cooroy QLD 4563, roughly 125 km and about an hour and forty minutes by road from the Brisbane CBD, and travel down the Bruce Highway for jobs in Brisbane's north and the Moreton Bay region. Brisbane work is booked ahead so the crew, the sprayer and the stone arrive together on a dry day.

What we plan for

Common challenges in Brisbane

01

Summer storms on unsealed gravel

Why it happens

Rain in Brisbane peaks from December to March on Bureau of Meteorology averages, and storms drop it fast. On a gravel drive or yard the water follows the wheel paths and low points instead of running off.

Why it matters

That runoff scours the surface, carries away the fines and leaves the base wet and soft. Potholes form where water sits, and every regrade only reshuffles what is left.

How we help

We check crossfall, low points and table drains before quoting and fix soft areas first, then seal so rain sheds off the surface instead of soaking into the base.

02

A short winter pause in the sealing calendar

Why it happens

Hot binder cools to the pavement temperature very quickly, so a seal needs a warm surface to grip its stone. TMR's cold-weather note TN186 rates Brisbane high risk for sealing in July and August and medium in May and June, with a July mean minimum of 10.5°C.

Why it matters

Cold weather early in a seal's life raises the risk of the stone stripping, so a job squeezed into a cold snap can lose stone before it beds down.

How we help

Brisbane's low-risk months run from September to April, so bigger jobs go into that window, with weather days allowed for the December to March rain. Winter work is still possible on the right days, with later starts and earlier finishes.

03

Suburban drives where asphalt is the better fit

Why it happens

Austroads notes that sprayed seals are the main surface on rural roads, while asphalt and concrete predominate in urban areas. Plenty of Brisbane drives are short and full of tight turns.

Why it matters

Stone in a spray seal can scuff off where vehicles turn tightly, and the textured stone finish is noisier than smooth asphalt. On the wrong drive that means early wear.

How we help

If your drive suits asphalt or concrete better, we'll say so. We quote spray sealing where it fits: long runs, acreage drives, access roads and the straight runs of a yard.

04

Council and civil work to specification

Why it happens

On council work, the council's own specification governs. Brisbane City Council's S330 for sprayed bituminous surfacing asks for a sprayer with a current Queensland Sprayer Certificate and a spraying record sheet after each spray run, and bars spraying when rain is likely before the stone is spread and rolled.

Why it matters

Missing paperwork can hold up a hold point, a handover or a payment claim on an otherwise finished job.

How we help

Send the specification, plans and program with your enquiry and we price the spraying against them, including the records the contract asks the sprayer for.

05

Travel from Cooroy on every visit

Why it happens

Our crew and plant come down from Cooroy for each Brisbane visit. A prime and seal is two visits, because the prime is left to cure before the seal goes on.

Why it matters

Travel and set-up are a real line on any quote, and an extra visit that wasn't planned for adds to it.

How we help

We scope the whole job up front so the stages are clear before you commit: what needs a prime, what can take a primer seal straight onto the base, and how many trips the work really needs.

Spray sealing work we take on in Brisbane

Acreage and rural driveways

New spray seals and two-coat seals over a prepared gravel base, ending the cycle of regrading, dust and washouts.

Suited to the long acreage drives of Brisbane's north and Moreton Bay, where gravel scours in summer storms.

Book a site visit

Reseals of worn seals

A new spray seal over an existing seal that is still sound underneath but cracking, brittle or losing stone.

Best booked into Brisbane's September to April window, before water gets through to the base.

About reseals

Primer seals for new estates

A sprayed seal with small stone that waterproofs a new road base and carries controlled construction traffic until the asphalt is laid.

For developers and civil contractors staging new estate streets, with the hold points set by the council's conditions.

Primes and primer seals

Truck yards and hardstands

Two-coat seals on sound, well-drained bases for depots, sheds and laydown areas that carry trucks and machinery.

Turning areas wear first, so we talk through where heavy vehicles turn before the stone size is chosen.

What drives the cost

Council and civil spraying

Spray seals, reseals, primes and primer seals priced against your specification, plans and program.

Brisbane City Council work runs to its S330 specification, so send it with the enquiry.

Questions about sealing in Brisbane

Do you have a Brisbane office?

No. We're based at 3 Johnson Ct, Cooroy and travel to Brisbane's north and the Moreton Bay region for jobs. Call (07) 5447 6619 to check whether we can reach your site, and call early if you're working to a deadline.

When is the best time of year to spray seal in Brisbane?

TMR's cold-weather note TN186 rates Brisbane low risk for sealing from September to April. Rain peaks from December to March, so allow for weather days then. July and August are the coldest, highest-risk months, and May and June sit in between.

Should my Brisbane driveway be spray sealed or asphalted?

It depends on the drive. For the same area a spray seal usually costs less to lay, and it suits long, straight runs on a strong base. Asphalt is smoother and quieter and handles tight turning and braking better. A long acreage drive is usually a spray seal job; a short drive with tight turns often suits asphalt or concrete.

Do I need council approval to seal my driveway?

The approval question usually sits at the crossover, the part of the drive inside the road reserve, and councils handle it differently. In Moreton Bay, owners self-assess whether the crossover meets council's requirements or needs a referral. In Brisbane, check with Brisbane City Council before work on the crossover starts. An entrance onto a state-controlled road needs TMR approval first.

What if a storm comes through right after the seal goes down?

Spraying doesn't start if rain is likely before the stone is spread and rolled; that is the rule in both TMR's MRTS11 and Brisbane's S330. Rain in the first days can still press stone in too deep or strip it, so the forecast for the days after sealing matters too, and a job is better moved than rushed.

How long will a spray seal last in Brisbane?

There is no single figure. It depends on the base, the drainage and the traffic, and a seal on a sound, well-drained base outlasts one laid over a weak or wet one. When the binder turns brittle, fine cracks appear or stone starts coming loose, it's time to talk about a reseal.
